01/01/23 - 09/02/23 – Implementation of the page « Projects for the Residence »
That new page is intended to provide co-owners with informations on the various projects addressed by the co-ownership council and their progress, economic data and timescale.
Additional informations are/will be obtained by clicking on respective lines at the bottom of the page.
Your input will be of a great help to identify new projects and their priorities, please do not hesitate to make you opinion known through the page « Resident’s Voice”)
Furthermore, if you wish, they can also be released on the web site, if they are of general interest for our co-ownership and respect obvious “rules of conduct”.
Important :
- The French law no. 2021-1104 of August 22, 2021, known as the "Climate and Resilience Law" on the fight against climate change and strengthening resilience to its effects, which was published in the Official Journal of August 24, 2021. This obliges us as a co-ownership to set up a "Multiannual Works Plan" ("Plan Pluriannuel de Travaux" (PPT) in French).
The draft PPT, established on the basis of an analysis of the buildings and their equipment as well as technical and energy analyses, includes:
- The list of works necessary to safeguard the buildings, preserve the health and safety of occupants, achieve energy savings, and reduce greenhouse gas emissions;
- An estimate of the level of performance that the work listed makes it possible to achieve;
- A summary estimate of the cost of these works and their prioritisation;
- A proposed timetable for the work of which completion appears necessary in the next ten years.
The draft plan should be updated every 10 years.
These rules come into force from January 1, 2023 for co-ownerships of more than 200 lots and the PPT must be integrated from January 1, 2024 into the "dated pre-statement" document which has to be sent to the potential purchaser of a co-owner’s lot, before the signing of a sales agreement (to allow buyers to take note of administrative and financial information concerning the co-ownership and the lot in question).
Ahead of the formal acceptance of the PPT, we have already established a list of projects that we believe should be undertaken in the next 10 years.
The choice of individual projects, and financial commitment to each of the particular potential expenses listed, will of course need to be approved by the co-owners through voting at the AGM.
In general :
The costs of the projects listed below have been estimated on the basis of more or less recent quotes, or the known costs of equivalent work, or estimates by us, and may therefore vary from the final quotes that would be offered to you for voting on at the AGM.
The list of projects is also likely to change of course, and will be regularly updated.
