1) ALLOWED PERIODS FOR WORKS (Resolution #42 voted during 2020 GM)
The co-ownership agent and the caretaker often have to face disturbances generated by private works, happening during school holidays (winter or summer seasons) whereas most of residents are willing to have rest. In order to keep the residence its identity, the following is suggested:
The General Meeting, after deliberation, decides to restrict the allowed periods for works within the residence to periods outside winter or summer seasons.
The works should not take place from July 1st to September 15th and from November 20th to May 1st (included).
2) BALCONIES AND TERRACES (Resolution #46 voted during 2020 GM)
Balconies and terraces are not a place for storage. Owners are requested to act in order that the community does not suffer the view of yearly congested balconies: skis, drying laundry, furniture exceeding the level of parapets (non comprehensive list).
- Any façade modification requires prior request & approval from the General Meeting, and understanding that, in case of failing, the offender might be obliged to withdraw his installation upon request from the co-ownership agent, and might be subject to legal proceedings if required.
- Woodworks (windows, glazed doors, entrances, fence doors of private gardens, should remain in harmony with the residence aesthetics (shape, materials, colours of woodworks).

“N. – MODIFICATIONS
Each owner is entitled to modify the lay out inside his apartment as he sees fit, provided the structure or common ducting’s are not modified. The owner should always inform the co-ownership agent.
In case of piercing load bearing walls intended for inside reconfiguration, the works should be carried out under the control of the main co-ownership agent and the head architect of the residence, their fees being at the expense of the owner asking the works. The owner should by all means ensure that building integrity is not affected and will be held responsible for all damages resulting from the said works.
O. – FLOORS
Floorings of private rooms can only be replaced with approval from co-ownership agent and after checking that substitute flooring shows equal or better sound insulation properties than original flooring.
